The demand for quality, affordable, and top rooms and apartments in Las Vegas continues to out-strip supply. This pace is to be expected since the Las Vegas housing market has continued to set record levels of appreciation.
As for-sale housing prices rise, rental rates typically follow.
The exodus of California residents into Las Vegas continues to be a prime reason for higher rental demand. However, demand for rentals in Las Vegas, Nevada is not solely coming from California. Las Vegas, NV has historically had very low rents compared to Los Angeles, CA; New York, NY; Boston, MA; San Francisco, CA; and other top rental markets. Residents from those cities and and the East Coast have been flooding to the Las Vegas area seeking roomshares, apartments, and new housing opportunities.
Before the Covid-19 Pandemic, the average rental rate for a 1-bedroom apartment was $1,098 a month, accoring to World Population Rental Reviews.
For 2024 , Nevada continues to rank as the most affordable state on the West Coast compared to California, Colorado, and the Phoenix, AZ area.
Currently, the average rental price for apartments in Las Vegas, NV is $1,341 for 892 sq. ft.. That works out to about $1.50 per square foot.

Aliante is a master-planned community located in North Las Vegas, Nevada. In 2001, American Nevada Corporation and Del Webb Corporation formed North Valley Enterprises, which purchased 1,900 acres of land in the city and began construction of the community a year later, with the opening held in May 2003. Aliante is located in the northwestern area of Las Vegas, NV.
Back in 2003, the Aliante community was expected to include 7,500 homes and 20,000 residents. Name-brand home-builders included D. R. Horton, KB Home, Pardee Homes and Pulte, four of the top six home builders in the Las Vegas Valley.
Most of Aliante's neighborhoods would be priced between $130,000 and $200,000, while some larger homes, starting at 3,000 sq ft (280 m2), would sell for $270,000.

Summerlin is a master-planned community in the Las Vegas Valley of Southern Nevada. It lies at the edge of the Spring Mountains and Red Rock Canyon to the west; it is partly within the official city limits of Las Vegas and partly within unincorporated Clark County. This rapidly growing community occupies over 22,500 acres and according to its developers, "has grown to encompass more than 230 parks, more than two dozen public and private schools, 14 houses of worship, nine golf courses, three resort hotels, recreational facilities, retail and entertainment centers, well-established office parks, a medical center, and more."
Summerlin was named after Jean Amelia Summerlin, the grandmother of billionaire land-developer Howard Hughes. Mr Hughes had the foresight to amass 25,000 acres of baren, remote, unwanted, undeveloped, and vacant land at a time when no other person was even thinking about investing in the area. The typical person would have considered his purchase foolish and unwise. Then again, NO ONE BECOMES A billionaire by thinking normal.
